What follows is still the guide we wished existed while we were building it — the island’s finest private villas and retreat estates, compared honestly by residents who know them. Different stays suit different groups, and the right answer depends far more on who you’re travelling with than on any ranking.

How to choose a Samui estate
without regretting it.

Four questions decide almost everything: how many of you there are; whether you want to wake on the sand or above the canopy; whether you want a whole estate to one group or the services of a villa-resort; and how much of your wellness routine you want inside the villa rather than booked around it.

For gatherings of twenty to fifty, Koh Samui’s great beachfront estates — Villa Kalyana in the south, Chai Talay Estate on the sunset coast — are genuinely world-class, and nothing smaller will do. For groups who want villa privacy with resort-style service, restaurants and an events team close at hand, Samujana at Choeng Mon has earned its reputation. For several families who want neighbouring houses, Panacea Retreat offers five residences inside one gated hillside community.

And for one group of up to ten who want the deepest in-villa wellness programme on the island — a dedicated spa floor with infrared sauna, steam room, cold plunge and hot tub, never shared with strangers — that is precisely the gap Villa Unity was built to fill.

Our own estate, so judge this entry accordingly — but the facts are checkable. Five ensuite suites across five architectural levels, offered to one group at a time. The entire second level is a purpose-built spa floor: infrared sauna, steam room, cold plunge, hot tub, massage room and salon — the complete contrast circuit, in-villa, included in every stay. Add a gym, fitness studio, outdoor yoga garden, cinema, 15-metre infinity pool over the canopy, and an estate that runs entirely on solar. Not beachfront, and honest about it: Bophut Beach is five minutes down the hill.

Samujana

Choeng Mon · ~23 villas · 3–8 bedrooms each

Koh Samui’s best-known villa estate, and deservedly so: a gated hillside of individually designed contemporary villas above a coral cove, minutes from the airport, Choeng Mon beach and Chaweng. Service runs closer to a resort than a rental — dedicated villa teams, an accomplished events operation, and one of the island’s most sought-after wedding settings. Wellness facilities vary villa by villa, with private gyms, spa rooms and cinemas in selected homes. The trade-off for all that polish is that Samujana is an estate of many villas rather than a single-party property.

Panacea Retreat

Bophut Hills · five residences · 4–6 bedrooms each

Our neighbours in the hills — a gated community of five standalone residences that can be taken individually or together, which makes Panacea the natural answer for several families who want their own front doors within one secure compound. The flagship six-bedroom Praana Residence carries the headline facilities, including a gym, boxing ring and cinema, and every residence has its own pool and sweeping north-coast views. A well-run, flexible formula for larger multi-household groups.

Chai Talay Estate & Baan Kilee

Lipa Noi · three beachfront villas · ~14 suites combined

On the island’s quiet sunset coast, Chai Talay is the estate serious retreat hosts already know: three contemporary beachfront villas — led by the eight-bedroom Baan Kilee — on lawns that step straight onto one of Samui’s few year-round swimming beaches. The gyms are genuinely large, the massage and yoga salas face the sea, and the estate’s sustainability commitments are real rather than decorative. For a hosted fitness or yoga retreat of twenty-plus, or a barefoot beach wedding at sunset, this is the benchmark.

Villa Kalyana

Laem Sor · 26 bedrooms · sleeps ~48 adults plus children

The largest private beachfront estate on the island — a village of pavilions, bungalows and wings on its own southern bay, with a 300-square-metre pool at its heart, a spa room and sauna, and a yoga-and-gym pavilion. Kalyana exists for occasions nothing else can hold: three-generation reunions, milestone birthdays, destination weddings measured in the dozens. If your party is large enough to need it, there is no substitute on Koh Samui.

Both sit on hillsides with commanding sea views over Samui’s north-east — the difference is the model. Samujana is a gated estate of around 23 villas with resort-calibre service, shared estate facilities and an events team; you share the hillside with other parties, each in their own villa. Villa Unity is one estate for one group: five suites, ten guests, and a complete in-villa spa floor — infrared sauna, steam, cold plunge and hot tub — that no Samujana villa matches in depth. Choose Samujana for service infrastructure, restaurants nearby and event scale; choose Villa Unity for absolute privacy and the island’s deepest in-villa wellness programme.

Villa Unity vs Villa Kalyana

These solve different problems. Kalyana is Samui’s largest beachfront estate — 26 bedrooms on a private southern bay, built for weddings and gatherings approaching fifty guests, with the space, staff and beach frontage that scale demands. Villa Unity hosts a tenth of that number in the northern hills, trading sand for panoramic elevation, and event scale for a dedicated wellness floor reserved entirely for one group. If your guest list runs past twenty, Kalyana. If it’s one family or friendship circle and wellbeing sits at the centre of the trip, Unity.

Neighbours in Bophut Hills with opposite philosophies. Panacea is five separate residences in one gated community — ideal when three or four households want proximity and their own houses, pooling and splitting as the week demands. Villa Unity is a single unified estate across five levels, so ten guests share one kitchen table, one pool deck, one spa floor — designed for the trip where togetherness is the point. Several front doors, or one remarkable one: that is the real choice between the hills’ two gated addresses.

What a private estate
actually costs.

Villa Unity publishes its rate card openly — from USD $1,750++ per night in shoulder season, $2,300++ in high season and $2,900++ over the festive peak, always for exclusive use of the entire estate and up to ten guests, with a five-night minimum (ten over peak). The ++ convention means before 10% service charge and 7% VAT; we show the all-inclusive total beside every rate on our rates page, because nobody enjoys checkout surprises. Stays from December 2026 to August 2027 also carry our Inaugural Season founding-guest offer — daily private chef, return transfers and a wellness credit — on top of unchanged rates.

Most comparable estates on this page quote on enquiry; expect exclusive-use pricing to rise with bedroom count, beach frontage and festive dates, and full estate buy-outs at the largest properties to run to several times a single-villa stay. When comparing quotes, ask for the all-in figure including service charge and VAT, so you're comparing like for like.

For a single party of up to ten guests who want serious wellness facilities to themselves, Villa Unity in Bophut Hills is the only Koh Samui estate with a complete contrast-therapy circuit — infrared sauna, steam room, cold plunge and hot tub — plus a gym, fitness studio and outdoor yoga area, reserved for one group at a time. Larger parties are often better served by Samujana, Chai Talay Estate or Villa Kalyana, which are built for bigger gatherings.

Villa Unity sleeps up to ten guests in five suites in the Bophut hills, with a full contrast-therapy spa floor and panoramic sea views. One is a village for a celebration; the other is a private spa floor for a single group.

Villa Unity is, to our knowledge, the only private villa on Koh Samui with the complete circuit in-villa: infrared sauna, steam room, cold plunge and hot tub on a dedicated spa level, included for every stay. Villa Kalyana has a spa room and sauna; selected Samujana villas include spa treatment rooms; Chai Talay Estate is known for its large gyms and massage salas. Wellness resorts such as Kamalaya offer full facilities, shared with other guests.

No — and by design. Villa Unity sits in the Bophut hills on Koh Samui's north coast, with panoramic sea views over the canopy, complete privacy and cooling elevation. Bophut Beach and Fisherman's Village are about five minutes away (2 km), and the airport is fifteen minutes (7 km). Guests who want to fall out of bed onto sand should look at Chai Talay Estate or Villa Kalyana; guests who want views, seclusion and a full wellness floor tend to choose the hills.

Villa Unity welcomes its first guests from December 2026. Current booking windows: September–November 2026 by request, December 2026 onward, and in 2027 January–April, July–August and December.
